Agreed.

Big plan is to start buying rental property i need a reoccurring source of income to kick back on in my later years, you know next week:)

Fuck THAT. I've got four rental properties now... I'm working harder than ever to keep up with the bullshit these fucking assholes do... First, last, security doesn't cover it.... Never mind the eviction process! I'm not Jewish, but I'm hoping for some of their lightening. ????

I wasn't gonna say anything, but that's what I heard from friends as well. One of them had a poor guy pass away in one of his rentals. No one checked on him for 3 weeks until the odor. You can imagine how that clean up went when he burst. My buddy no longer does rentals after that one.

I tried the rental gig with my first home. It only cost me about 50k when all was said and done over a 4 year period.

Damn good thing as the car shit cost waaaay more :P

When I had rentals, I did everything myself for about 3 years...After I evicted the last bad renter, I hired a property manager(realtor) to handle screenings, BS from the tenants, maintenance, everything. For 10% of the monthly rent...it was worth it.. They had to deal with the tenants they screened and leased to...so they were motivated. After that..I had zero issues for the next 4 years...I when the market returned, the realtor found investors wanting to buy. Moral of the story...farm out your headaches.
